Yonkers begins where the Bronx ends, and the housing on either side of that line can look identical - but the paperwork does not. Westchester property sits outside New York City's borough-block-lot system entirely, and outside the city's filing practice. Record research runs through county and municipal records instead. The survey standards are identical; where the documents live is not, and that is the first thing that changes about a job the moment you cross Van Cortlandt Park.
Yonkers rises steeply from the Hudson, and that slope shapes the property questions more than anything else does. Frontages are narrow and steep, retaining walls are everywhere and many of them are old, and the difficulty of getting a car off a steep street produced a long history of shared and encroaching driveways. A driveway serving two houses with no recorded easement behind it is one of the most common findings we report here, and it matters at a closing in a way it never does on a flat block.
