New Rochelle runs from Long Island Sound frontage to a downtown that has been under sustained redevelopment, and the survey work splits along that axis almost perfectly. On the water it is flood elevation and shoreline boundary. In the centre it is assembled commercial parcels and towers.
The Sound shoreline and the low ground behind it are mapped, so elevation questions are live on waterfront and near-waterfront property - but the mapped band is narrow compared with Staten Island's south shore, which makes it genuinely address-specific rather than neighbourhood-wide. Waterfront parcels also raise boundary issues that no inland lot does: where the record line meets a shoreline that has been bulkheaded, filled or has simply moved, and what riparian rights attach to it.
The redevelopment corridor around the transit centre has been assembling parcels for years, and an assembled parcel is where commercial survey work earns its cost - multiple prior lots, multiple chains of title, and easements that only surface when the title commitment is read against what is physically standing. Like the rest of Westchester, none of it sits in the city's BBL system.
ALTA/NSPS survey work on the downtown sites, with topographic survey and construction stakeout following on the same parcels and subdivision survey where lots are being merged. On the residential side, title survey for closings, elevation certificate along the shoreline, boundary survey for waterfront and larger-lot boundary questions, and as-built survey where an older house has been extended without filing.
