Land Surveyors of NYC produces boundary, ALTA/NSPS, topographic, title and elevation surveys across the five boroughs and southern Westchester. Most of our work arrives on a deadline someone else set - a closing, a permit filing, a lender's condition - so the first question we ask is what the date is.
Lots here are narrow, old and densely built, and the record is deep: Manhattan and Brooklyn parcels carry deeds and easements that predate any modern filing system, and party walls, vault space under the sidewalk and air rights all sit on the same drawing as the lot line. Add the BBL system, borough-by-borough filing practice and DOB requirements, and a survey that would be routine elsewhere becomes a records problem first and a field problem second.

Every survey is two jobs. The record research establishes what the deed, the tax map and prior filings say the parcel is; the field work establishes what is actually there. The drawing is where those two disagree, which is exactly why the title company wants one.
